Web Mapping in Kenya — Geo-Tracts Land Surveyors
Overview

Web Mapping by Registered Surveyors

Transferring land ownership in Kenya should be straightforward — but in practice, missed steps and undisclosed encumbrances trip up far too many transactions. We help buyers, sellers and families move title cleanly from one name to another.

Geo-Tracts coordinates the surveying components of the transfer process — official searches, beacon verification, mutations, deed plan replacement and re-survey where boundaries are unclear — and works alongside your advocate to deliver a transfer that is both legally sound and physically accurate.

Where most transfers go wrong

The three commonest causes of stalled transfers are: (1) a parcel whose beacons no longer match the deed plan, (2) an encroachment that nobody disclosed, and (3) outdated records at SoK or the Lands Registry. Each of these is fixable — and a competent surveyor catches them before money changes hands rather than after.

Pre-purchase due diligence

Before you pay deposit, we recommend a physical visit to the parcel with the title in hand to verify that what you are buying matches what you see. We also pull official searches and confirm there are no caveats, charges or pending court matters attached to the parcel.

Succession & gifting

Transferring inherited land between family members involves additional steps — a Grant of Letters of Administration, confirmation of grant, and consent from the Land Control Board for agricultural land. We coordinate the survey side of this end-to-end and refer you to advocates who specialise in succession.

Frequently Asked Questions

A clean transfer can complete in 4–8 weeks. Transfers requiring re-survey, succession or LCB consent typically take 2–4 months.

Strongly yes. A short pre-purchase survey is the cheapest insurance against buying the wrong piece of land or one with hidden encumbrances.

We focus on the survey side. We will gladly refer you to advocates we have worked with and trust, but you are free to use your own.
