The Sectional Properties Act 2020 transformed how apartments and units are owned in Kenya. For the first time, individual owners get genuine, freehold-equivalent titles to their unit — but only after a sectional plan is properly surveyed, lodged and registered.

Why convert to sectional titles?

Pre-2020 long lease structures (often 99 years) created weak ownership: owners couldn't easily charge their unit, families struggled to inherit, and disputes with management companies were chronic. Sectional titles solve all three. Each unit gets a freehold-style title; common areas (corridors, parking, gardens) become "common property" jointly owned in proportion to unit size.

The survey side

We measure each unit's internal and balcony floor area, draw the sectional plan in the official format, identify the common property, lodge with the Land Registry, attend the examination, and respond to any queries until the plan is approved. Once approved, individual unit titles can be issued.

Conversion of existing developments

Existing leasehold apartments can be converted to sectional title — but it requires consent of all unit owners and the parent landowner. We have walked several developments through this process and can advise on the practical and political steps involved.
