A cadastral (title) survey is what creates the unit of land that can legally be transferred, charged or registered. It is the bridge between physical ground and legal record — and it is what every new title in Kenya is born from.

Whether you are subdividing a parent parcel into smaller plots, amalgamating two parcels into one, or creating fresh titles in a settlement scheme, the cadastral survey is the technical backbone of the process. What does cadastral survey involve?

We field-measure the parent parcel and its surrounds, compute new boundary positions to match your subdivision plan, mark the new corners with permanent beacons, prepare the survey plan in the SoK format, lodge it for examination, and respond to any queries until the deed plans are released. We then liaise with your advocate or with the Lands Registry directly so titles can be drawn.

Subdivision approvals first

Cadastral survey can only be lodged after subdivision approval has been granted by the County Government and consent (where applicable) by the Land Control Board. We can guide you through that pre-survey process or work with planners and advocates already engaged.
