Web Mapping in Kenya — Geo-Tracts Land Surveyors
Overview

Web Mapping by Registered Surveyors

Boundary surveying is the foundation of secure land ownership. Geo-Tracts re-establishes lost beacons, defines new boundaries and produces beacon certificates that stand up to scrutiny in any forum — including court.

Whether you've inherited a parcel that hasn't been visited in twenty years, just bought a plot and want to confirm its true extent, or are about to build right up to your boundary line, getting the boundary right is non-negotiable. Encroachments, miscalculated walls and disputes with neighbours almost always trace back to a boundary that was never properly fixed in the first place.

Our boundary surveying service combines survey-grade GNSS receivers, robotic total stations and the official Survey of Kenya (SoK) records to physically locate the corners of your parcel on the ground, mark them with permanent beacons, and hand you a clean report you can act on.

How we work

We start by extracting the original survey plan and Registry Index Map (RIM) for your parcel from SoK. We then translate those coordinates onto the ground using GNSS, verify against any surviving beacons, and place new concrete beacons where corners are missing. The process typically takes 1–3 working days for a residential plot, longer for larger or contested parcels.

When you might need this

Buying or selling land, building a perimeter wall, settling a dispute with a neighbour, fencing a farm, applying for change of user, or simply confirming what you own. If a boundary has not been "walked" in years, it should be re-established before anything physical happens on the ground.

What you get

  • Establishment of new beacons with permanent concrete markers
  • Re-fixing of lost or moved beacons using SoK records
  • Boundary mapping reports with coordinates (UTM Arc 1960)
  • Physical pegging on ground for fencing and walling
  • Court-ready beacon certificates and supporting affidavits
  • Liaison with neighbours and local Land Office where required

Frequently Asked Questions

Pricing depends on the parcel size, terrain, location and whether beacons need to be re-established or just verified. Send us the title number and we will issue a fixed quote within 24 hours.

Yes. Using the original survey plan held by Survey of Kenya, we re-fix the corners precisely where they were originally placed and install fresh concrete beacons.

It is good practice — and in disputed cases legally advisable. We can guide you on the right protocol, including formal letters or community meetings where necessary.

A typical urban plot takes 1–3 working days from instruction to issuance of report. Larger rural parcels or those needing fresh records from SoK can take longer.
